Independent Roof Services can develop the necessary drawings and specifications for the replacement of your existing roof. We can also work with architects and engineers to design a roof system for your new construction. We remain with the job until completion, inspecting construction in progress, as well as performing a final inspection to ensure the quality of your new roof system.
When it is time to replace your roof, we start with a roof inspection. We gather information on the existing roof composition, including deficiencies that can be corrected in the design phase. We pay special attention to structural capacities, r-value, drainage, and flashing conditions. We obtain the information from visual inspection, test cuts, original construction documents, and you, the owner. We use this information to create customized drawings, details, and specifications unique to your roofing needs. These technical documents adhere to industry standard as set by the National Roofing Contractors Association (NRCA) and Sheet Metal and Air Conditioning Contractors National Association, Inc. (SMACNA). Once the technical documents are complete, we can assist you in hiring a contractor or putting your project out to bid. Our bid packages provide detailed instructions, so that the owner and contractor have a clear understanding of the project and clear expectations about how the work will progress. We provide contracts that work to protect both the owner’s and contractor’s interests, providing for a positive working relationship. We make site visits while the construction is in progress to assure the quality of the products and installation. When the roof is complete, we perform a final inspection so you can be confident that your new roof was installed to specification. Now that you have your new roof, we can provide a preventive maintenance plan to protect your investment and prolong its service life.
With our design services, we can provide you with the following:
- Construction plans and specifications that address your specific needs and concerns. Should your project require structural assessment and design, we partner with Lincoln/Haney Engineers or will gladly coordinate with your structural engineer. Documents are prepared using AutoCAD and Microsoft Word and converted to PDF for distribution and access.
- Bid documents to assure that you and the contractor have a clear understanding of the requirements and expectations including legal and financial protections to help ensure your project is completed safely, to specifications, and on time.
- Construction administration, including advertising or contractor selection, pre-bid meetings, bid openings, contract and submittal review, pre-construction meetings, site visits during construction for quality assurance and final inspections upon completion.
